</p>]]></description><link>http://www.brandon-nsb.com/Blog/Beachside-Homes-Sold-012012</link><guid>http://www.brandon-nsb.com/Blog/Beachside-Homes-Sold-012012</guid><pubDate>Mon, 13 Feb 2012 09:50:00 GMT</pubDate></item><item><title>Volusia-Flagler Home Sales Rise as Prices Dip</title><description><![CDATA[<p>Last year saw a pretty consistent trend in the Volusia-Flagler housing market: As prices went down, Volusia-Flagler home sales went up, sometimes more than 20 percent. Many housing experts in the area see the trend as a sign that homes are being priced correctly, and that interest in buying is picking up as a result.</p>
<p>Last summer, in August of 2011, 703 existing single-family homes were sold compared to 581 homes in Aug. 2010. That was a 21 percent jump over the prior year. The prices, however, had experienced a slight decline. Aug. 2011 median sales price in the Volusia-Flagler area was $112,800. A year earlier, in Aug. 2010, the median sales price was $113,500. Overall, the single home market experienced a one percent decrease in price.</p>
<p>One percent wasn&rsquo;t much, but the trend continued through the summer and intensified over the remainder of the year. In October, 698 existing single-family homes were sold in Volusia County at a median sales price of $115,000. Compared to Oct. 2010, that was an 8.22 percent increase in sales, and a 6.27 percent decrease in median sales price. Flagler County saw a similar trend, with 154 home sales that month compared to 146 home sales the year before. The 5.48 percent increase in sales was coupled with a 7.69 percent decrease in median sales price ($120,000 compared to $130,000).</p>
<p>By November, home sales in Volusia and Flagler counties had increased 9.27 percent, from 593 existing home sales in Nov. 2010 to 648 home sales in Nov. 2011. Median sales prices, however, had fallen 11 percent to $102,000, compared to $115,000 the year before. November was the fifth consecutive month in 2011 in which the Volusia-Flagler area saw an increase in home sales and a dip in price.</p>
<p>The 2011 Volusia-Flagler housing market largely echoed the national market. According to the National Association of Realtors, sales of all housing types rose 7.7 percent in Aug. 2011 compared to Aug. 2010. Across the country, the median sale price for existing single-family homes was down 5.1 percent.</p>

The sale process concluded on December 20, 2011 after 18 months of negotiations. Wrobel is a former Class A member of the Professional Golf Association who came to New Smyrna Beach in 1970 to work at Sugar Mill Country Club.</p>
<p>For years, Wrobel&rsquo;s goal was to play on the PGA Professional Tour. He never made it to the Tour, but he did serve as the Sugar Mill Country Club&rsquo;s head golf pro for three years. He&rsquo;s also a long-time business owner in the community.</p>
<p>The Wrobels, doing business as WERC LLC, purchased the course from Athens, Ga.-based Classic Golf Florida Inc., the company that built the course in 1995. The 144-acre property was valued at $451,382.</p>
<p>Since then, the 18-hole, par-72 course at 2600 Turnbull Estates Drive in New Smyrna Beach has been renamed The Preserve at Turnbull Bay. The semi-private course features a 6,500-yard layout involving a variety of large trees and beautiful lakes. The challenging course is open to the public all year long, and features individual tee times and tee times for a number of groups, including: the ladies league, the men&rsquo;s league, Turnball Baby Ladies Association League, Seawoods 9 Hole Group, and more. The Sunday Skins Game is open to all handicaps and all players. <p>On the course&rsquo;s website, the Wrobels say the purchase of the course was &nbsp;&ldquo;a life long dream for the family.&rdquo; They also say they expect to be implementing a number of changes to the golf course over the next few years, including new electric golf carts, new carpet in the clubhouse, and building upgrades and expansions.</p>
<p>The course&rsquo;s Official Grand Opening event is scheduled for this Saturday, Jan. 28. In addition to an 18-hole round of golf for $20, attendees can get a free hot-dog lunch and $2 beers all day.
